The garden is private and has ample private parking. The beautiful swimming pool (6 x 12 m, minimum height of 1 m - maximum height 1.70 m, open from May to September) is placed in a panoramic position and well exposed to the sun. The pool is equipped with massage jets and complete with sun beds, chairs, umbrellas and solar shower. From the pool the view gets lost in the surrounding countryside, a landscape that with its colors and perfumes will leave you breathless and give you unforgettable sunsets. Outside you will also have a barbecue, table and chairs at your disposal ideal for al fresco dining, perhaps accompanied by one of the great wines produced in this area. The villa is accessed directly and easily from the scenic road leading from Cortona to Farneta, whose Abbey is definitely worth a visit. Continuing after Farneta you easily arrive to the A1 highway, convenient in order to reach more distant cities such as Rome or Florence.

The interiors of Villa Massimo are spacious, bright and characterized by ceilings with exposed wooden beams and terra cotta floors that recall the rustic Tuscan style, famous all over the world. The villa develops on three floors and is divided into three apartments communicating with each other, a feature that makes it perfect for large groups to be all together but at the same time however preserve their privacy. One can access the ground floor from three different entrances: the first will give you access to a living room with a stone fireplace, sofa and satellite TV which leads to a fully equipped kitchen and dining table and to a single room, a double bedroom and a bathroom with shower. The second entrance will give you access to the largest room of the house, complete with a stone fireplace and a large dining table. From here you reach the first floor via a stone staircase where you will find a master bedroom with bathroom with both shower and bath. The salon continues into a second kitchen, also fully stocked with dining table and satellite TV. The ground floor is completed by two further bedrooms, one double and one bedroom with bunk beds and bathroom with shower. From the lounge you can go down to the last floor, the basement which also has a direct exit to the swimming pool. The basement consists of a large room which can be double or twin and a second bedroom open to the living area where you will have a third stone fireplace, sofa, satellite TV and a fully equipped kitchenette and dining table. In the basement there are two bathrooms: one with shower and one composed of only toilet (no shower). All the villa is covered by free wi fi and has air conditioning and heating. Each bathroom has a hair dryer on the wall. There is a laundry with washer, dryer, iron and ironing board.

Tuscany is located in central Italy and stretches from the Apennines to the Tyrrhenian Sea. In this region, nature has many different facets, starting from the coast that alternates long and sandy beaches, like the Versilia beach, with rocky cliffs and steep headlands. The islands of the Tuscan Archipelago, surrounded by Mediterranean vegetation, a crystal clear sea and rich seabeds, are peerless.
